It’s all about your property preparation

Any potential buyers will get their initial impression of your property online, before they ever come for a viewing, through looking at images. Therefore it’s essential that you show the property in its best state and keep it well maintained when the viewings eventually do come.   

  • Clear out clutter - Any potential buyer could be put off if they view the property when there’s a pile of debris, such as clothes and shoes, or stacks of things around the house etc. Store stuff away as much as you can, so that your home looks more spacious and appealing. 
  • Consider redecorating - If you have the time, it’s a good idea to do a little redecorating. Even small fixes and a new lick of paint can really spruce up the space. Freshly decorated rooms always appeal. 
  • Do a deep clean - Make sure you really give the place a good clean, especially if you have pets. Focus on things like the upholstery to really leave the property looking and feeling fresh. It’s always a good idea to get professionals cleaners to tackle tougher areas. 
  • Give the garden a tidy up - Cut any out of control bushes back, and giving the patio a quick clean can really add to the appeal of your property. 

Get more valuations 

Be realistic about your selling price though, because marketing your property too highly might result in missed viewings. Consider carefully as to which property search websites you want your home to be listed on. Remember, it's the pictures your prospective buyers will see first, so make sure you have someone who knows what they’re doing when taking photos. Also, remove anything that could give away when the pictures were taken, such as Christmas decorations.

Stay positive

Don’t worry if nothing happens straight away, as the first viewer is unlikely to be the one who actually puts an offer in. Just follow the steps and keep things looking good in the home, as you never know when a prospective buyer will suddenly want a viewing.
